Transforming a 3-bedroom Condo in Midtown Manhattan


Renovating an apartment in NYC is no easy task!

Residence 21C at Tower 58 is bathed in natural light, with morning brightness and a warm afternoon glow. Best of all, you can take in the views not only from the living room or the bedrooms, but from the comfort of your expansive balcony facing the iconic Central Park.

This home was recently renovated (Spring/Summer 2025), so the new tenant will be the first to enjoy the new appliances, including an in-unit washer/dryer! Read the full story below.

I had the pleasure of representing the landlord in this transaction, which began back in November 2023 - yes, 2 years ago! I worked with the eldest daughter of the original owner, whose apartment had many original details, including a vintage 1960s oven which no longer worked.

Before listing the apartment for rent, she opted for a complete renovation. What did that renovation include? A brand new kitchen, new floors, modernized bathrooms, a new electrical panel, and converting the dining room into a legal 3rd bedroom (with permits secured!). Let’s not forget installing the coveted in-unit washer/dryer - again, with all necessary permits.

In NYC, renovations require approval from the property management company and the co-op/condo board. This particular management company took 8-10 months to review because we also needed the building engineer’s approval. It was a very frustrating process because the managing agent often failed to respond promptly, so it was my job to keep following up via email and phone to ensure this renovation eventually got started. Halfway through the review process, we were told we had to hire an architect, which briefly disrupted our workflow. However, the architect was incredibly supportive and instrumental in completing the project successfully. Thank you Carmelo!

Fast forward to April 2025, our contractor got the green light to begin the renovation. Here are some photos of the apartment before the transformation - take a good look! I should also mention I spent a weekend with the owner, sorting through belongings and helping her decide what to keep or let go (lots to let go). I’m all about providing full-service support!

A big shoutout to our contractor and his team, who had to work around some of the owner’s items. Yes, they would move items from room to room, so we didn’t have any further delays.

Once the renovation was complete, we listed the apartment in early September and received multiple applications. The new tenants that were approved only lived a few blocks away, so they were very familiar with the neighborhood. It couldn’t have worked out more perfectly!
